A septic tank is a simple settlement chamber that separates solid waste from liquid. The liquid effluent drains to a soakaway or drainage field for further treatment in the soil. A sewage treatment plant actively treats the sewage using aeration and biological processes, producing much cleaner effluent that can be discharged directly to a watercourse such as a stream or ditch (subject to Environment Agency consent). Treatment plants generally require less land and produce fewer odours than septic tanks.
Most domestic septic tank and treatment plant installations fall under permitted development rights and do not require planning permission from your local council. However, you must either comply with the Environment Agency General Binding Rules or apply for an Environmental Permit. If your property is in a Conservation Area (common in towns like Bewdley, Ludlow, Shrewsbury and Much Wenlock) or is a listed building, additional permissions may be needed. As a general rule, domestic septic tanks should be emptied every 12 to 24 months depending on the tank size and number of people in the household. A typical 4-person household with a standard 2,700-litre tank should be emptied annually. Regular emptying prevents solids from washing through to the drainage field, which can cause it to clog and fail. Failed drainage fields are very expensive to replace, so regular maintenance is well worth the investment.
Since 1 January 2020, the General Binding Rules state that septic tanks can no longer discharge directly into a watercourse (stream, ditch, river, pond). If your septic tank discharges to a drainage field or soakaway in the ground, it is likely still compliant. If it discharges to a watercourse, you must either install a drainage field, upgrade to a sewage treatment plant, or connect to the mains sewer.
